Henleaze homes and their plumbing
Henleaze was farmland in the parish of Westbury-on-Trym until 1896, when land between Henleaze Road and Durdham Down was sold for building. Most of the suburb went up during the house-building boom of the 1920s, so the typical Henleaze house is an interwar semi or detached house, with late Victorian and Edwardian streets towards its southern edge and some post-war bungalows and townhouses further out.
Houses of that age have usually had their plumbing updated several times, and the result is often a mix of old and new. These are the things we come across most:
- Lead supply pipes. Homes built before the 1970s could still have a lead pipe between the pavement stop tap and the kitchen.
- Shared drains. Pairs of semis often share a drain run, which affects who is responsible when it blocks.
- Old stop taps. Many have not been turned in decades and will not shut off fully when you need them.
- Limescale. Bristol’s water is moderately hard to very hard, which is hard on taps, valves and shower heads.
Water is supplied by Bristol Water, now part of South West Water, and the sewers are run by Wessex Water. Bristol City Council is the lead local flood authority for surface water flooding.
How we quote
We quote over the phone and the quote is free. We will ask you what you can see, where it is happening and how long it has been going on. That is usually enough for us to explain the likely cause and what putting it right involves. If we find something different when we arrive, we stop and talk to you before doing anything more.
What happens when you call
- Tell us what is wrong. If water is escaping, we will help you shut it off first.
- Get your free quote. We explain the likely fix in plain English.
- Pick a time. Straight away for an emergency, or a slot that suits you.
- We do the work and tidy up. We show you what we have done and mention anything else worth knowing.
Your stop tap: find it before you need it
In most Henleaze houses the internal stop tap is under the kitchen sink, where the supply pipe comes up through the floor. In older houses it can also be in the hall, under the stairs or in a cupboard by the front door. Wherever it is, it is worth checking that it works.
- Turn it clockwise to close. It should stop the water at the kitchen cold tap within a few seconds.
- If it will not move by hand, leave it. Forcing an old brass stop tap can break it.
- The outside stop tap under the small cover in the pavement belongs to the water company. Only use it if you really have to.
If yours is stiff, seized or missing, we can replace it. It is a quick job that makes every future leak easier to deal with.
Five checks worth doing first
- No water anywhere? Ask a neighbour. If they have none either, check Bristol Water’s supply updates.
- Only one plughole slow? The trap under that fitting is the likely spot.
- Toilet hissing or trickling? Look in the cistern. Water running into the overflow means the fill valve needs attention.
- Upstairs radiators cold at the top? Try bleeding them before calling.
- Water on the floor by the washing machine? Check the hose is still in the standpipe and the connection at the valve is tight.
Questions people ask us
What hours do you work?
We are open 24 hours a day, 7 days a week, and that includes weekends and bank holidays.
How much will it cost?
We do not publish prices because every job is different. Call us, describe the problem, and we will give you a free quote over the phone before any work starts.
Do you fit or repair gas boilers?
No. We do not work on gas appliances at all. For a gas boiler, fire or cooker, use a Gas Safe registered engineer. If you smell gas, call 0800 111 999.
My semi shares a drain with next door. Who fixes a blockage?
If the blockage is in a drain that serves both houses, it is generally the sewerage company’s responsibility, which here is Wessex Water. If it is in the section that only serves your house and sits within your boundary, it is usually yours.
Can you replace old lead pipes?
Yes, the section that is yours. Homes built before the 1970s could have lead pipework, usually in the supply pipe from the pavement stop tap into the house.
